Our Approach

An ethical approach to every undertaking

Surveyor on site representing professional ethics and standards.
01

Ethics

We are regulated by the Royal Institution of Chartered Surveyors and professional ethics are central to our ethos.

Surveying and inspection work that reflects efficient professional practice.
02

Efficiency

As an RICS Tech Partner we build surveying software, including in-house tools that shorten the gap between site inspection and issued report.

Detailed building inspection image representing transparency and integrity.
03

Integrity

Advice is given against the lease and the evidence on site, not against the outcome a client prefers. Where a defect is overstated or outside tenant liability, we say so in writing.

Property survey image used to represent sustainability and responsible project delivery.
04

Sustainability

Inspection routes are planned to limit site visits. Reports are delivered digitally and reuse photographs and CAD data already gathered for the survey.

Where Roof Design Meets Condensation Risk

Two timber-framed roof lanterns formed part of a recent external inspection we undertook on a mansard roof in West London. Both featured single glazed elements, limited overhangs, and decorative paint finishes in poor condition.

The presence of condensation to internal glazing, along with signs of historical repair and timber exposure, highlights a common set of issues—particularly in traditional or poorly detailed roof structures.

Where single glazed rooflights are retained in occupied spaces, internal dampness is frequently the result of thermal bridging or trapped moisture, rather than rainwater penetration alone.

In such cases, replacement offers the opportunity to introduce modern, thermally efficient materials and more robust junction detailing—reducing risk and improving long-term performance.

About Royal Docks

Royal Docks Industrial Units

The Royal Docks comprise the Royal Victoria, Royal Albert, and King George V docks on the north bank of the Thames in the London Borough of Newham, designated as the only Enterprise Zone in London and the focus of substantial mixed-use regeneration alongside retained and intensified industrial floorspace. Retained industrial stock is concentrated at Thameside Industrial Estate, Connaught Riverside, Silvertown, and adjoining sites, with units across logistics and distribution warehousing, light industrial workshops, vehicle servicing, and specialist riverside operations, alongside the ExCeL exhibition centre, London City Airport, and large recent apartment developments at Royal Wharf, Britannia Village, and Royal Albert Wharf. The stock spans general industrial (B2) production buildings, storage and distribution (B8) high-bay warehouses, mid-century steel-portal sheds with asbestos-cement sheeting, and recent composite-panel logistics warehouses with dock-leveller loading. Surveying instructions commonly include terminal dilapidations on industrial leases, schedules of condition at lease commencement, reinstatement cost assessments on large-span buildings, party wall awards arising from continuing construction adjoining established premises, and asbestos surveys on mid-century sheds.

Retained Industrial Stock and Dockside Construction

Industrial units at the Royal Docks span Victorian and Edwardian dockside warehouses, mid-century steel-portal sheds, and recent composite-panel logistics warehouses. Common defects include asbestos-cement sheeting on the older premises, corroded steelwork at low level from dockside exposure, salt-laden atmospheric corrosion on external metalwork, failed rooflights, water ingress at roof junctions, racking and fork-lift impact to perimeter walls and steel columns, cracked or settled concrete floor slabs from heavy use, and end-of-life electrical and sprinkler installations. Reinstatement cost assessments need to reflect the replacement cost of large-span buildings, dockside exposure uplift, and any specialist riverside installations.

Dilapidations and Schedules of Condition

Tenants of retained units at the Royal Docks face material dilapidations exposure on industrial leases because of the age of much of the building stock and the heavy use that floor slabs, yards, and dock-levellers experience. A schedule of condition recorded at lease commencement is intended to limit terminal dilapidations liability and is routinely instructed for all new leases. Terminal schedules require assessment of repair, reinstatement, and statutory obligations, including asbestos management, fire compartmentation between adjoining units, and Minimum Energy Efficiency Standards on the building.

Enterprise Zone Construction, Apartment Stock, and Party Wall Work

Continuing construction across the Royal Docks Enterprise Zone generates party wall activity for industrial occupiers, vibration and movement monitoring requirements, and the need for thorough schedules of condition on adjoining buildings before nearby construction begins. New apartment stock at Royal Wharf, Britannia Village, and Royal Albert Wharf generates external wall system assessments (EWS1) and Building Safety Act compliance work alongside the industrial surveying instructions that continue to dominate the retained sites.
