Our Practice

Ayling Associates Ltd was founded in 2020 as a chartered building surveying practice with a commercial focus. We act for landlords, tenants, investors, and occupiers across London and the South East on the matters that arise around commercial property: lease-end claims, party wall procedure, condition recording, defect investigation, and the wider range of professional building surveying instructions.

Commercial Focus

Most instructions sit at the commercial end of the market — schedules of dilapidations, party wall awards, schedules of condition for lease commencement, and recurring building surveys on commercial portfolios. The advice given is structured around lease obligations, statutory procedure, and the commercial position of the party giving instruction. Reports are written to be defensible at negotiation or before a tribunal, and to read clearly for a board or asset manager who is not a surveyor.

Surveying with Software

Day-to-day delivery combines traditional chartered surveying with software developed in-house. As a Royal Institution of Chartered Surveyors Tech Partner, the firm produces its own reporting, condition recording, and survey workflow tools. That work feeds back into client delivery as faster turnaround, consistent reporting structure, and accurate quantification.

Leadership

The practice was founded by Clayton Ayling, a chartered surveyor with more than 25 years of experience across engineering, construction, and surveying. Day-to-day work draws on a wider network of chartered colleagues and the software systems built within the firm.
