Our Approach

An ethical approach to every undertaking

Surveyor on site representing professional ethics and standards.
01

Ethics

We are regulated by the Royal Institution of Chartered Surveyors and professional ethics are central to our ethos.

Surveying and inspection work that reflects efficient professional practice.
02

Efficiency

As an RICS Tech Partner we build surveying software, including in-house tools that shorten the gap between site inspection and issued report.

Office premises inspected during a dilapidations instruction, representing advice given on the evidence.
03

Integrity

Advice is given against the lease and the evidence on site, not against the outcome a client prefers. Where a defect is overstated or outside tenant liability, we say so in writing.

04

Sustainability

Inspection routes are planned to limit site visits. Reports are delivered digitally and reuse photographs and CAD data already gathered for the survey.

Where Roof Design Meets Condensation Risk

Two timber-framed roof lanterns formed part of a recent external inspection we undertook on a mansard roof in West London. Both featured single glazed elements, limited overhangs, and decorative paint finishes in poor condition.

The presence of condensation to internal glazing, along with signs of historical repair and timber exposure, highlights a common set of issues—particularly in traditional or poorly detailed roof structures.

Where single glazed rooflights are retained in occupied spaces, internal dampness is frequently the result of thermal bridging or trapped moisture, rather than rainwater penetration alone.

In such cases, replacement offers the opportunity to introduce modern, thermally efficient materials and more robust junction detailing—reducing risk and improving long-term performance.

About Swindon

Swindon

Swindon grew around the Great Western Railway works and is now one of the largest distribution centres on the M4, with warehouse floorspace at South Marston, Keypoint, and Groundwell, headquarters office campuses including Nationwide, and a town-centre stock in transition. Lease events on distribution and office premises drive the commercial surveying workload, and instructions in Swindon commonly include dilapidations on warehouse and office leases, schedules of condition at commencement, commercial building surveys on acquisition, and technical due diligence on the town's large investment stock.

Distribution and Industrial Stock

Distribution floorspace concentrates at South Marston, Keypoint, Groundwell, and the estates along the A419 toward junction 16, ranging from 1970s sheds to very large modern units, including the redevelopment of the former Honda plant. Recurring lease-end items include roof sheeting corrosion, rooflight deterioration, valley and boundary gutter failure, dock and yard damage, and the removal of racking, mezzanines, and process plant. On the largest units the roof alone is a six-figure liability question, and the presence or absence of a schedule of condition at commencement decides much of the negotiation. Older estates at Cheney Manor and Elgin add mid-century stock with asbestos cement roofs and layered alterations.

Office and Campus Stock

The office stock includes headquarters campuses, 1980s and 1990s business-park buildings at Windmill Hill and Delta, and town-centre blocks of varying age, several converted or being converted to other uses. Plant at the end of its design life, curtain-wall and window renewal, and reinstatement after decades of successive fit-outs are the recurring dilapidations themes. Campus occupiers with bespoke fit-outs face reinstatement scopes that can rival small construction projects, and the drafting of yielding-up provisions deserves attention before signature rather than argument at expiry.

Town Centre and Railway Heritage Stock

The town-centre retail stock generates schedule-of-condition work as units re-let through a centre in structural transition, with landlord regeneration intentions bearing directly on what reinstatement is worth pursuing. The former GWR works survive as the outlet centre and heritage quarter, where commercial occupiers trade inside listed industrial structures — cast-iron frames, brick ranges, and northlight roofs — and repair liability carries conservation constraints unusual for retail premises. Old Town adds a trading street of Victorian buildings with separately held upper parts and the demise-boundary questions typical of period frontages.
