Our Approach

An ethical approach to every undertaking

Surveyor on site representing professional ethics and standards.
01

Ethics

We are regulated by the Royal Institution of Chartered Surveyors and professional ethics are central to our ethos.

Surveying and inspection work that reflects efficient professional practice.
02

Efficiency

As an RICS Tech Partner we build surveying software, including in-house tools that shorten the gap between site inspection and issued report.

Office premises inspected during a dilapidations instruction, representing advice given on the evidence.
03

Integrity

Advice is given against the lease and the evidence on site, not against the outcome a client prefers. Where a defect is overstated or outside tenant liability, we say so in writing.

04

Sustainability

Inspection routes are planned to limit site visits. Reports are delivered digitally and reuse photographs and CAD data already gathered for the survey.

Where Roof Design Meets Condensation Risk

Two timber-framed roof lanterns formed part of a recent external inspection we undertook on a mansard roof in West London. Both featured single glazed elements, limited overhangs, and decorative paint finishes in poor condition.

The presence of condensation to internal glazing, along with signs of historical repair and timber exposure, highlights a common set of issues—particularly in traditional or poorly detailed roof structures.

Where single glazed rooflights are retained in occupied spaces, internal dampness is frequently the result of thermal bridging or trapped moisture, rather than rainwater penetration alone.

In such cases, replacement offers the opportunity to introduce modern, thermally efficient materials and more robust junction detailing—reducing risk and improving long-term performance.

About Theale

Theale

Theale sits at junction 12 of the M4 west of Reading and punches far above its size commercially, with the Arlington Business Park office campus beside the junction, distribution and trade estates around the village and toward the Kennet, and a Georgian high street with premises in commercial use. Surveying instructions in Theale commonly include dilapidations and schedules of condition on office and warehouse leases, commercial building surveys on acquisition, and reinstatement advice on campus premises where technology fit-outs meet lease expiry.

Arlington Business Park

The business park carries campus office buildings from the late 1980s onward, with brick and curtain-wall envelopes on the earlier stock and extensive glazing on the later, set around a lake that features in more marketing photography than survey reports. Recurring lease-end items include mechanical plant at the end of its design life, curtain-wall gaskets and sealed units failing, membrane roofs approaching renewal, and reinstatement accumulated through successive corporate fit-outs. The park competes with the Reading and Newbury markets for occupiers, and that churn generates schedule-of-condition instructions at each cycle, with landlord refurbishment programmes shaping what any claim is genuinely worth.

Distribution and Trade Estates

The estates around the village — off Brunel Road, along Station Road, and toward the A4 — present portal-frame units from the 1970s to recent large distribution sheds, several serving national occupiers drawn by the junction. Roof sheeting corrosion, rooflight fragility, valley and boundary gutters, and yard surfaces under sustained trailer traffic drive lease-end liability, and the largest units carry roof liabilities that reach six figures. Aggregates and construction-materials operations along the Kennet lakes add heavy-use premises whose floor slabs, drainage, and hardstandings take punishment that standard schedules understate — condition evidence at commencement matters more here, not less.

The High Street

The Georgian high street carries listed and period buildings in office, hospitality, and service use, with the repair-specification and consent constraints that follow listed status. Premises trade beneath separately held upper parts in several cases, raising demise-boundary questions across shared roofs and drainage. The contrast between a listed high-street office and a campus building half a mile apart defines the Theale market, and the survey emphasis shifts entirely between the two.
