Our Approach

An ethical approach to every undertaking

Surveyor on site representing professional ethics and standards.
01

Ethics

We are regulated by the Royal Institution of Chartered Surveyors and professional ethics are central to our ethos.

Surveying and inspection work that reflects efficient professional practice.
02

Efficiency

As an RICS Tech Partner we build surveying software, including in-house tools that shorten the gap between site inspection and issued report.

Detailed building inspection image representing transparency and integrity.
03

Integrity

Advice is given against the lease and the evidence on site, not against the outcome a client prefers. Where a defect is overstated or outside tenant liability, we say so in writing.

Property survey image used to represent sustainability and responsible project delivery.
04

Sustainability

Inspection routes are planned to limit site visits. Reports are delivered digitally and reuse photographs and CAD data already gathered for the survey.

Where Roof Design Meets Condensation Risk

Two timber-framed roof lanterns formed part of a recent external inspection we undertook on a mansard roof in West London. Both featured single glazed elements, limited overhangs, and decorative paint finishes in poor condition.

The presence of condensation to internal glazing, along with signs of historical repair and timber exposure, highlights a common set of issues—particularly in traditional or poorly detailed roof structures.

Where single glazed rooflights are retained in occupied spaces, internal dampness is frequently the result of thermal bridging or trapped moisture, rather than rainwater penetration alone.

In such cases, replacement offers the opportunity to introduce modern, thermally efficient materials and more robust junction detailing—reducing risk and improving long-term performance.

About Anerley

Anerley

Anerley lies between Penge and Crystal Palace in the London Borough of Bromley, an area shaped by the mid-Victorian suburban expansion triggered by the arrival of the railway and the relocated Crystal Palace. The building stock is predominantly mid- to late-Victorian terraced and semi-detached housing, with London stock brick walls, slate or clay tile roofs, and timber sash windows as the defining construction types. Later inter-war infill, post-war council flats, and more recent residential development are scattered through the area. Surveying instructions in Anerley commonly include pre-purchase surveys on Victorian houses, schedules of condition for residential and commercial lettings along Anerley Road, party wall advice for the regular rear extensions and loft conversions, and defect assessments on converted flats within period houses.

Victorian Housing Stock

The typical Victorian house in Anerley is a two-storey solid-brick terrace or semi-detached with a rear outrigger, timber suspended ground floor, slate roof, and brick chimney stacks. Common survey findings include nail-sick slate roof coverings where original nails have corroded and individual slates are lifting, damp at ground level where original damp-proof courses have failed or been bridged, timber decay in sub-floor voids and at rear outrigger floor joist bearings, and chimney stack deterioration where pointing and flashings have failed. Bay windows are a recurring defect location: flat or shallow roofs above them, combined with timber cills and cornice details, make them a frequent point of water ingress and timber decay. Original pitched-roof outriggers at the rear often have poor-quality slate or concrete tile coverings that have been patched over many years.

Flat Conversions and Small HMOs

A significant number of Anerley's Victorian houses have been converted into flats or operate as small HMOs. The quality of conversion varies considerably: earlier conversions pre-dating current building regulations may have inadequate fire separation between units, sound transmission problems, and shared drainage in poor condition. Pre-purchase surveys on individual flats need to consider not only the demised unit but the condition of the whole building — roof, external walls, common parts, and drainage — and the adequacy of any residents' management arrangements. Schedules of condition at lease commencement protect tenants against inheriting long-standing defects, and are particularly useful where the freeholder's maintenance record is inconsistent.

Extensions, Loft Conversions, and Party Walls

As with neighbouring south-east London suburbs, Anerley has seen sustained demand for rear extensions, side-return infills, and loft conversions as families seek additional space within the existing housing footprint. Party wall advice is a routine instruction: preparing schedules of condition on adjoining properties, drafting party wall awards, and monitoring during construction. Surveyors preparing pre-purchase surveys on already-extended properties need to assess the quality of extension work, check for differential settlement at the junction between new and original foundations, identify water ingress at roof and wall junctions, and verify that works were carried out with appropriate building regulation approval and, where applicable, a party wall award.
