Our Approach

An ethical approach to every undertaking

Surveyor on site representing professional ethics and standards.
01

Ethics

We are regulated by the Royal Institution of Chartered Surveyors and professional ethics are central to our ethos.

Surveying and inspection work that reflects efficient professional practice.
02

Efficiency

As an RICS Tech Partner we build surveying software, including in-house tools that shorten the gap between site inspection and issued report.

Office premises inspected during a dilapidations instruction, representing advice given on the evidence.
03

Integrity

Advice is given against the lease and the evidence on site, not against the outcome a client prefers. Where a defect is overstated or outside tenant liability, we say so in writing.

04

Sustainability

Inspection routes are planned to limit site visits. Reports are delivered digitally and reuse photographs and CAD data already gathered for the survey.

Where Roof Design Meets Condensation Risk

Two timber-framed roof lanterns formed part of a recent external inspection we undertook on a mansard roof in West London. Both featured single glazed elements, limited overhangs, and decorative paint finishes in poor condition.

The presence of condensation to internal glazing, along with signs of historical repair and timber exposure, highlights a common set of issues—particularly in traditional or poorly detailed roof structures.

Where single glazed rooflights are retained in occupied spaces, internal dampness is frequently the result of thermal bridging or trapped moisture, rather than rainwater penetration alone.

In such cases, replacement offers the opportunity to introduce modern, thermally efficient materials and more robust junction detailing—reducing risk and improving long-term performance.

Local Area

About Avonmouth

Avonmouth

Avonmouth is the principal port and distribution location in the South West, spread across the docks estate, the Severnside industrial area, and the logistics corridor along the A403 and Central Park. The building stock is overwhelmingly industrial: dock-era warehouses, twentieth-century process and chemical plants, and very large modern distribution units built from the 2000s onward. Lease-end liability on industrial units of this scale frequently runs to substantial sums, and dilapidations, schedules of condition, and technical due diligence on acquisitions dominate surveying instructions in the area.

Distribution and Logistics Units

The modern stock at Central Park, Western Approach, and along Severn Road comprises steel portal-frame units with profiled-metal or composite-panel envelopes, large flat or shallow-pitched roofs, in-plane rooflights, and extensive yard and dock-leveller provision. Recurring lease-end items include cut-edge corrosion at sheet laps and eaves, deteriorated rooflights, blocked or corroded valley and boundary gutters, impact damage to cladding, dock doors, and levellers, and yard surface degradation under trailer traffic. On units of one hundred thousand square feet and upward, roof and cladding liability alone can decide whether a lease-end negotiation settles in thousands or hundreds of thousands of pounds. Schedules of condition at lease commencement are the main protection available to occupiers taking this stock.

Older Industrial and Dock-Related Stock

The older estate around St Andrews Road, the docks fringe, and the Smoke Lane and Kings Weston Lane areas presents mid-twentieth-century sheds, brick and steel-trussed warehouses, and process buildings associated with the chemical and energy industries that have long occupied Severnside. Survey findings in this stock include corroded structural steelwork, fragile roof coverings including asbestos cement sheeting, settlement on filled and reclaimed ground, and drainage systems altered repeatedly over decades of occupation. Environmental and deleterious-material questions arise more often here than elsewhere in the Bristol area and belong in scope on acquisition and lease-end instructions alike.

Exposure and Envelope Performance

The flat, open ground of the Severn Estuary exposes buildings at Avonmouth to driven rain and sustained wind that inland estates do not experience. Envelope defects progress quickly: sheet fixings work loose, sealant joints fail early, and gutter overflows saturate blockwork and insulation. Periodic condition imaging of roofs and high-level cladding supports planned maintenance on occupied units, and image-led records carry weight in dilapidations negotiation where the deterioration timeline is in dispute.
