Our Approach

An ethical approach to every undertaking

Surveyor on site representing professional ethics and standards.
01

Ethics

We are regulated by the Royal Institution of Chartered Surveyors and professional ethics are central to our ethos.

Surveying and inspection work that reflects efficient professional practice.
02

Efficiency

As an RICS Tech Partner we build surveying software, including in-house tools that shorten the gap between site inspection and issued report.

Detailed building inspection image representing transparency and integrity.
03

Integrity

Advice is given against the lease and the evidence on site, not against the outcome a client prefers. Where a defect is overstated or outside tenant liability, we say so in writing.

Property survey image used to represent sustainability and responsible project delivery.
04

Sustainability

Inspection routes are planned to limit site visits. Reports are delivered digitally and reuse photographs and CAD data already gathered for the survey.

Where Roof Design Meets Condensation Risk

Two timber-framed roof lanterns formed part of a recent external inspection we undertook on a mansard roof in West London. Both featured single glazed elements, limited overhangs, and decorative paint finishes in poor condition.

The presence of condensation to internal glazing, along with signs of historical repair and timber exposure, highlights a common set of issues—particularly in traditional or poorly detailed roof structures.

Where single glazed rooflights are retained in occupied spaces, internal dampness is frequently the result of thermal bridging or trapped moisture, rather than rainwater penetration alone.

In such cases, replacement offers the opportunity to introduce modern, thermally efficient materials and more robust junction detailing—reducing risk and improving long-term performance.

About Belgravia

Belgravia

Belgravia was developed in the 1820s and 1830s by Thomas Cubitt on the Grosvenor Estate and remains one of London's most architecturally coherent residential areas. The dominant building type is the grand stucco-fronted townhouse — four or five storeys over a lower-ground service level — arranged around formal garden squares including Belgrave Square, Eaton Square, and Chester Square, and along streets such as Wilton Crescent and Upper Belgrave Street. Most of the area lies within a conservation area and contains a high concentration of listed buildings. A significant number of properties are held on long leases from the Grosvenor Estate. Surveying instructions in Belgravia commonly include pre-purchase surveys on period houses and converted flats, schedules of condition and dilapidations work on leasehold residential and diplomatic premises, licences to alter and reinstatement costings, and party wall advice for basement excavations.

Grosvenor Estate Leases and Alteration Controls

A substantial proportion of Belgravia property is held under long leases from the Grosvenor Estate, which imposes specific obligations around repair, decoration, reinstatement, and landlord consent for alterations. Licences to alter, schedules of condition at lease commencement and at end of term, and dilapidations assessments are routine instruction types. Surveyors advising tenants or landlords need to read lease terms carefully against the physical condition of the property, particularly where previous tenants have carried out substantial refurbishment that may or may not fall within the original licence or current reinstatement obligations. Listed-building status further constrains the scope and method of any works, and surveyor input on feasibility, cost, and consent requirements is a standard part of pre-project advice.

Stucco Envelope and Defect Patterns

The stucco render that defines Belgravia's terraces requires continuous maintenance. Typical survey findings include hollow and cracked render at parapet level, around window surrounds, and at string courses; paint coating failure; water ingress where horizontal cracks or failed coping stones allow water to track behind the render; and accelerated decay of embedded timber lintels and bonding timbers within the brickwork behind. Roofs are concealed behind parapets with butterfly or M-profile valleys, lead-lined gutters, and internal downpipes prone to blockage. Lower-ground and basement areas commonly show damp where original tanking has failed or where lightwells and area walls have not been adequately maintained.

Basement Excavations and Party Walls

Belgravia has seen intensive demand for substantial basement and sub-basement extensions, often creating additional storeys of accommodation beneath the original footprint. These projects engage the Party Wall etc. Act 1996 together with listed-building consent and conservation-area planning obligations. Party wall surveyors prepare detailed schedules of condition on neighbouring listed properties before work begins, attend site during excavation and underpinning, and draft awards covering construction sequence, temporary works design, and monitoring. The combination of listed fabric, closely-spaced terraced foundations, and London clay subsoil means that movement risk is a realistic and well-understood concern, and thorough condition recording is essential both to protect neighbours and to provide defensible evidence if damage is alleged after works complete.
