Why the assessment matters at consent stage
Consent given on outline drawings weakens the reinstatement claim at lease expiry, because the argument becomes about what was approved rather than what is owed. The schedule of approved drawings defines the obligation.
The technical review also protects the building itself. Tenant works commonly affect loading, fire compartmentation, means of escape, sprinkler coverage, and access to landlord plant, and none of those are addressed by the legal drafting.

What to send
The following allow the application to be assessed without rounds of queries:
- The lease and any existing licences to alter for the demise.
- The application from the tenant, with general arrangement drawings and specification.
- Mechanical and electrical drawings where the works alter cooling, ventilation, lighting, or small power.
- Details of any works affecting structure, sprinkler coverage, fire detection, or compartmentation.
- The base-build specification for the floor, and the CAT A standard the demise was delivered to.
- The proposed programme, contractor, and working hours.
What happens next
- The proposals are reviewed against the lease, the fabric and structure, the fire strategy, and the landlord services.
- Technical conditions are drafted for the consent, together with the reinstatement wording and notice provisions.
- You receive advice on whether monitoring during the works is proportionate, and what records to require at completion.
On timing
Where the lease qualifies consent so that it is not to be unreasonably withheld, a decision must be reached within a reasonable time. A prompt structured assessment protects the position better than a slow one.
A tenant fit-out programme normally runs against a rent-free period, so delay in the consent process creates friction at the start of a term that may run for a decade.
