Why the schedule and lease matter
The schedule of dilapidations shows what is being alleged. The lease shows what you may actually be liable for. Reviewing the two together is usually the quickest way to identify whether items have been over-claimed, poorly described, or attributed to obligations that do not apply in the way suggested.
Where a quantified demand, Scott schedule, or break-clause issue is involved, the supporting paperwork often determines whether the claim can be narrowed before positions harden further.

What to send
The most useful documents for a tenant-side review are:
- The schedule of dilapidations and any quantified demand or Scott schedule.
- The lease, together with any licences to alter, side letters, or schedule of condition.
- Any correspondence from the landlord, landlord’s surveyor, or solicitors about the claim.
- Relevant photographs, repair records, or notes about works already carried out.
What happens next
- The schedule and lease are reviewed together to test the scope of liability and identify the documents most relevant to the claim.
- A view is formed on whether inspection is needed immediately and which issues are likely to drive the negotiation.
- You receive practical guidance on the next response stage and what further evidence, if any, would strengthen your position.
If some papers are missing
Send the schedule of dilapidations first if that is what you have to hand. It is usually the single most important starting document.
The lease and any other papers can be added afterwards if they are not immediately available.
